GRANT CONSENT for the above proposed works, subject to the following conditions: 

 

1 The development hereby permitted shall be begun by 13th August 2030. 

 

REASON: To comply with the provisions of Section 18 of the Town and Country Planning  
(Listed Building and Conservation Area) Act 1990. 
2 Subject to the requirements of the following condition, the works hereby permitted shall be 
carried out strictly in accordance with the approved plans and the details contained within 
Design, access and Heritage Statement received by Conwy County Borough Council 28th 
April 2025 as follows:- 

 

 Plan/drawing entitled "Location Plan" 
 Heritage Impact Statement dated 16th March 2025 and undertaken by Mr Peter 
Jones-Hughes. 
 Appendix 2- General Defects Schedule Drawings undertaken by Vale Consultancy 
 Appendix 4- Photographs undertaken by Vale Consultancy 

 

And following received Conwy County Borough Council 10th July 2025:- 

 

 Appendix B: PROCESSED SITE SKETCHES 
 A MATERIAL CONDITION SURVEY OF LLANDUDNO COLONNADES FOR 
VALE CONSULTANCY dated 16th August 2024 ref SUR240703 Rev 00 (although 
text states Rev 01 under Report Details). Referred to as "Appendix 3" in the 
Structural Engineers Report.

REASON: For the avoidance of doubt as to which plans/documents have been approved. 

 

3 The development hereby approved shall not commence until a Preliminary Ecological 
Assessment (PEA) has been submitted to and agreed in writing with the Local Planning 
Authority. The PEA shall include any required reasonable avoidance measures and 
mitigation measures. The development shall thereafter be carried out strictly in accordance 
with the PEA and reasonable avoidance and any required mitigation measures. 

 

REASON: In the interests of ecology and protected species and to comply with Policies 
DP/1, DP/3, DP/4, DP/6, NTE/1 and NTE/3 of the Conwy Local Development Plan, 
Planning Policy Wales 12th Ed 2024 and Technical Advice Note (Wales) 5: Nature 
Conservation and Planning. 
4 Notwithstanding the submitted details, within 3 months of the date of this permission details 
of the proposed protective top coat shall be submitted to and agreed in writing with the 
Local Planning Authority. The development shall thereafter be carried out strictly in 
accordance with the agreed details and thereafter retained as agreed/approved. 

 

REASON: In the interest of the finished appearance of the listed building, to comply with 
Policies DP/3, CTH/1 and CTH/2 of the adopted Conwy Local Development Plan 2013
