II.2.4) Description of the procurement
The YMCA Redevelopment project has been developed up to and including RIBA Stage 4. The proposal is to regenerate the Grade II listed building to create an invocative and collaborative workspace to attract the creative industries and professional service sector into the Town Centre. With 954m2 of integrated and flexible commercial units, it will provide an inspirational hub for economic and social activity in the heart of Merthyr Tydfil. Simultaneous alterations will facilitate ‘access-for-all’ to and within the building generally, the character of the surrounding Conservation Area being enhanced in the process. The main components of the proposal amount to:
The ‘like-for-like’ repair of the extant historic building;
The conversion of the building to enable it to accommodate a new creative office space, including a new lift and stair to ensure ‘access-for-all’ is provided throughout;
The addition of a new 3rd floor, to replace the original;
Formalising the existing rear car park upon the upper plateau and including a new dedicated entrance from Park Terrace;
Alteration to The Promenade, to ensure the building is as ‘accessible-for-all’ as possible, but without compromising the setting of the historic building.
