Description:
Your work is to include : Houses 4, 5, 6, 8 & 9 - Full Architectural Services, for Stages 1-7 in Accordance with the RIBA Plan Of Work. Houses 4, 5, 6 Existing Courtyard - (Feasibility Study for use of space) - Architectural Services for Stages 1-3 in Accordance with the RIBA Plan Of Work. Including : Develop Brief - Liaison with Client / Project Team Concept design. Provide various options, to best utilise the space. To include layouts / sketches etc. Scheme design. Development of the agreed concept. Provide plans and elevations. Include a Report. Detailed Design - To include detailed plans and elevations, an NBS specification / detailed Schedule of Works to allow a Contractor to tender. Construction Phase - Attend Pre Start Meeting, Attend Bi weekly Site Progress Meetings. Chaired by PPM. Undertake a weekly visit to the site. Provide a monthly report. Documented quality inspections & snagging inspections. Note the designer is expected to work collaboratively with all Stakeholders, and allow to attend meetings at each stage of the above design process. Existing As Built drawings are limited and therefore a full measured survey/ relevant checks is required to be undertaken by the designer to ensure accuracy. All ‘as built’ information must be reviewed. Plans to be made available in .dwg format. ‘ A full 3d model of the spaces is required and full survey should be included. It is not anticipated that any extension works are to be included in the project . The project is to mainly involve utilising existing space, and some remodelling. Full liaison with Local Authority Planners is required, is to be included as required as well as any Planning Application Submission. The buildings are Listed as Grade 2. Designers are to allow for the preparation of a Listed Building Consent Application including all associated Heritage Statements etc. Your works are to include full liaison with Building Control, including submission of an application to ensure full Plan and Inspection approval is obtained. You may include an estimate of Building Regs Approved Inspector charges, for information. Fees submitted for this however, will not be evaluated as part of your tender. You are invited to suggest a suitable Consultant for the following along with fee details. Note these will not be evaluated, as part of your tender submission Structural Engineering Services. Electrical and Mechanical Services. Principal Designer Services All management and coordination of the Consultants is to be assumed included in your price. Consultants are expected to attend the following : All necessary virtual meeting required including those requested by PPM & Parkwood Leisure Pre Start Meeting Monthly Site Meetings It is anticipated that all Tender Action, and Project management will be undertaken by others, however the tenderer is expected to submit a fee for OPTION to undertake the Contract Administration element of the project. It is expected that up to date final AS BUILT drawings are to be submitted at Practical Completion. Files are to be submitted in .dwg format. Your design and specification should include the following: Determination/ review of existing load bearing walls and impacts on layout Demolition of existing walls Construction of new partitions Mechanical and electrical designs Fire protection systems (fire alarm systems, fire compartmentation, fire suppression systems etc) Security systems Foul drainage Wall and floor finishes DDA compliance and accessibility Ensure level access. Opportunities for design to include energy saving/ fully sustainable solutions. Compliance with current Building Regulations. Application submission for Listed Building Consent / Fully Planning Consent. Compliance with CDM 2015. Liaison with Principal Designer
