Wrexham Council is looking at establishing a food centre within Redwither Business Park on Wrexham Industrial Estate. The site extends to approximately 3.68 acres. The food centre would serve the Mersey Dee Alliance (MDA) and local authority areas of Cheshire West and Chester, Wrexham, Denbighshire, Flintshire and Wirral and also to consider the area of North Wales covered by the North Wales Economic Ambition Board.

II.2.4) Description of the procurement
It is envisaged that the development of the Food Centre will include demolition of the existing buildings on site and deal with the existing site constraints, including the retention of Trees on site; retention of Parking provision on site; give consideration to underground services that may restrict building footprint and consider central vehicle access and single direction traffic flow to satisfy highways requirements.
The Development Proposals for the Food Centre are to include:
153 communal parking spaces (including re-provision of existing spaces)
31 parking spaces at food park
Hub Office with meeting rooms and hot desk office space
3 no. 1,250 sq ft (115m2) production units
4no. 2,500 sq ft (230m2) production units
2no. 5,000 sq ft (465m2) production units
Total of over 23,000sq ft (2,135m2) NIA lettable space in the production units
Dedicated loading areas on site
Waste storage areas positioned around the site
Smoking area provided outside the site boundary
Landscape boundary retained to Abbey Road and First Avenue edges
BREEAM ‘Very Good’ should be targeted to demonstrate best practice in energy and material efficiency
