Additional Information
• Area of Interest (red line area) is Welsh Government freehold land managed by NRW (Land Registry Title CYM271806);
• Proposals for the Area of Interest should be based on a long-term lease (exact term tbc). Any business lease will be contracted out of the security of tenure provisions contained in Part II of the Landlord and Tenant Act 1954;
• NRW would relocate existing storage facilities;
• Proposals must address any liabilities arising from existing site visitor centre, vacant bungalow and storage infrastructure;
• There are existing water supply, sewage, drainage and access rights to adjoining properties (three private dwellings, deer larder and Signs Workshop premises) that will need to be preserved. Any changes will need to be agreed with adjoining properties and premises (see Information Pack Technical Reports and Plans for detail);
• Coed y Brenin Forest, which surrounds the site, is managed in line with the existing NRW Forest Resource Plan. There has been recent tree felling of mature conifers on and around Maesgwm Site to tidy up tree damage caused by storms last year;
• Site is located in the Snowdonia National Park Authority;
