Total quantity or scope of tender
The works involve but are not limited to the refurbishment and remodelling of Eryl Wen Family Centre in three principal phases of work;
a) Refurbishment and Remodelling within the building
b) Upgrading and improving the External Envelope
c) Alterations to External Landscaping and garages.
a) Refurbishment and Remodelling within the building:-
Ground Floor
• Removal of asbestos containing materials as outlined in the Asbestos Survey Report.
• De-commissioning, isolation and removal of redundant building services.
• Soft strip and demolition of fixtures, furniture, partitions, ceilings, floor coverings to enable the refurbishment works to progress.
• Builders work to prepare surfaces, form plinths, holes and/or framing for the refurbishment works to commence.
• Erection of internal partitions including connections into existing structure.
• Prepare and install new floor finishes
• Prepare and install new wall finishes
• Prepare existing surfaces and apply decorations to walls, ceilings, woodwork and metalwork installations.
• Installation of new building services
• Re-connection of gas fed boiler with new supply.
• Testing and Commissioning of all building services
First Floor
• Removal of asbestos containing materials as outlined in the Asbestos Survey Report.
• De-commissioning, isolation and removal of redundant building services.

Roof Void
• De-commissioning, isolation and removal of redundant building services.
• Removal of asbestos containing materials as outlined in the Asbestos Survey Report.
• Installation of insulation to ensure continuity between horizontal roof insulation and vertical external wall insulation.
• Prepare existing surfaces and apply decorations to woodwork and metalwork installations.
b) Upgrading and improving the External Envelope
• Removal of existing windows, doors and canopies.
• Removal of Fixtures, Fittings, Signage, Rainwater Goods and Building Services from surface of external envelope to enable new render system to be applied without interruption.
• Removal of fire escape staircase structure on North Elevation.
• Removal of UPVC soffit to building perimeter and setting aside for re-use.
• Removal of Gas Main fixed to brickwork along West Elevation.
• Removal of timber infill above boiler room doorway.
• Removal of handrails and balustrading and setting aside for re-use.
• Preparation of openings and installation of new windows at Ground and First Floor Level.
• Preparation of openings and installation of new automatic doors at Ground Floor Level.
• Preparation of openings and installation of new Pedestrian and escape doors at Ground Floor level.
• Preparation of external envelope to enable installation of new Insulated Render System including supports for building services, handrails, signage, rainwater goods, fixtures and fittings including maintaining ventilation ducts and air bricks and temporary works to maintain incoming broadband and telephony, gas supplies and rainwater systems operational.
• Installation of insulation for approx. 600mm above soffit to ensure continuity of insulation with horizontal quilt within the roof void, including re-installation of UPVC soffit.
• Reinstallation of handrails and balustrading onto building.
• Preparation and installation of single ply roof coverings onto existing roof structure above office on north elevation including new upstand flashing to main building.
• Preparation and installation of single ply roof covering onto existing gas meter room roof structure above office on south elevation including new upstand flashing to main building.
c) Alterations to External Landscaping and garages.
• Demolition of existing garages and removal from site.
• Site clearance and removal of vegetation.
• Removal of existing fences and set aside for re-use.
• Strip of topsoil and set aside for re-use.
• Removal of concrete bases from fire escapes, canopies and ramps and removal from site.
• Excavation, installation of new gas mains to West elevation and backfilling in excavated material.
• Excavation, stone filling to make up levels and tarmacadam surfacing to form play area to west elevation.
• Excavation, stone filling to make up levels and tarmacadam surfacing to form car parking spaces and access roads.
• Excavation, stone filling to make up levels and tarmacadam surfacing to create accessible ramp into main entrance on East Elevation.
• Construction of new garages to rear of new car park.
• Prepare and form drainage connections to connect building rainwater goods, front canopy, car parking and garages.
• The Contractor will be required to provide a CCTV Inspection survey, report and photos upon completion of the Works to ensure successful installation.
