Description of the goods or services required
Caerphilly Council are seeking tenders for the damp proofing and lime render works to Hafod Deg Day Centre, High Street, Rhymney NP22 5LP. The scope of the project is fully described in this ITT but in summary the scope is:
Enabling Works Externally:
Remove / store as necessary all existing fixtures, fittings and equipment to enable the works to be executed (Examples: Shed to Rear Elevation / Fixtures to Façade Walls such as Lights / Signage / Drainage Pipework / Aerials / Intruder Alarm / Wiring / Flower Baskets / Bird Boxes).
Suitable protection to be put in place against contractor demolition, contractor works and the delivery of materials.
Erection of scaffolding to the perimeter of the building to provide a safe and suitable working platform to all perimeter walls and to the roof to the 2 chimneys.
Removal of the existing render to all perimeter walls and preparation to receive new.
Trace the line of the proposed DPC on the external walls around the outside of the building, ensuring the DPC will not be bridged at any point.
Enabling Works Internally:
Remove / store as necessary all existing fixtures, fittings and equipment to enable the works to be executed (Examples: Where applicable; Furniture / Stored Goods / Floor Coverings / Skirting Boards / White Goods / Radiators / Wiring / Pipework).
Suitable protection to be put in place against contractor demolition, contractor works and the delivery of materials.
Suitable protection to be put in place to all relevant existing surfaces. Any making good required as a direct result of contractor damage to the walls prior to any decoration works, including the patching, filling and sanding as necessary of all indentations, uneven patches, holes and scrapes etc.
Removal of the existing plaster (Note: To at least 0.5m above the highest sign of dampness or salting to a minimum of 1m above finished floor level to all perimeter walls.
Removal of the existing dot and dab plasterboard (where applicable).
New Works Externally:
Overhaul gutters and carry out water test to ensure water tightness.
Check the operation of the rear downpipe and repair / renew (like-for-like) as necessary.
Remove small tree sapling and make good to roof covering above side entrance porch.
Replace the wet rot affected timbers (like-for-like) to the ground floor window frame on the left side elevation and redecorate as necessary on completion.
Installation of a new chemical DPC in accordance with BS6576 at locations as indicated within the adjacent GA Plan (Note: Any walls with a thickness greater than 225mm to be injected from both sides). The installation of a chemical damp proof course must be carried out by a competent damp proofing company in strict accordance with the manufacturer's installation and re instatement specifications. The chemical works must be covered by a long-term guarantee.
Fill all external holes (Carlite bonding or browning must not be used due to its porous qualities).
External render renewed completely, with all features retained and decorated on completion (See below):
i). All new works to the building should be repaired or replaced like-for-like. This includes the retention of any detailing on the façade, and with external re-rendering in lime (Cement not acceptable).
ii). As set within a conservation area the recreation of the detailing is important. Contractor to take lots of photos or, retain the detailed sections for replication unless they can remove these as singular pieces to be retained and reinstalled. If the contractor is planning on using another material then the contractor will need to apply for approval (As this would have a significant impact on the building as will removing the detailing and not replacing it).
iii). Chimneys to be retained, repaired, repointed, with flashings checked and replaced as necessary with temporary caps installed at the opening.
On completion reinstate (or replace with new as required) existing fixtures, fittings and equipment back to original positions.
New Works Internally:
Installation of a new chemical DPC in accordance with BS6576 at locations as indicated within the adjacent GA Plan (Note: Any walls with a thickness greater than 225mm to be injected from both sides). The installation of a chemical damp proof course must be carried out by a competent damp proofing company in strict accordance with the manufacturer's installation and re instatement specifications. The chemical works must be covered by a long-term guarantee.
Fill all internal holes (Carlite bonding or browning must not be used due to its porous qualities).
Plaster repairs to walls, renewed in the normal manner (like-for-like) once the water penetration has been resolved and with walls redecorated as necessary on completion.
Additional plaster repairs to walls where the plaster has blown as a result of penetrating dampness. The areas of masonry and wall plaster affected with hygroscopic salts must be renewed and the wall treated with anti-sulphate solution to neutralise the contaminant salts. (Hygroscopic salts, such as chloride and nitrates, are naturally present in the ground and so are associated with rising dampness. The salts become dissolved in solution with the moisture, and they migrate into the wall plaster and because these salts are hygroscopic, they will also absorb moisture from the air. Unlike efflorescent you cannot see these salts, but the wall will appear wet in periods of high humidity even after the rising dampness is cured). It is for this reason that the plaster needs to be renewed as part of the treatment process and with walls redecorated as necessary on completion.
New plasterboard dry-lining to walls where previously removed to undertake the chemical DPC installation and decorated on completion.
Renew the skirting boards on the walls where treatments are to be carried out (likefor-like) and decorated as necessary on completion. The rear face and bottom edge of the new skirting boards should be treated with wood preserver to protect the timber for the duration of time the wall takes to dry. Please Note: Some of the rooms have vinyl flooring with 100mm skirting upstand's that return up the wall, special attention will be required regarding the placement of the DPC, dependant on the materials used to secure the vinyl flooring.
On completion reinstate (or replace with new as required) existing fixtures, fittings and equipment back to original positions.
