To carry out refurbishment works externally which will prevent further water ingress into the building through the rooflights and masonry elevation.
To remove existing features such as pigeon netting, one fragile roof in lightwell, vegetation and trees to create sufficient access to carry out the works.
To install new pigeon netting in the same location as that removed and to install a safety platform within the lightwell.
To carry out preparation works and redecoration internally to rectify water damaged areas.
To design and erect a scaffold to provide access to carry out the works with minimal impact on neighbouring properties.
To carry out minor internal work to the fire shutter to satisfy the Building Control Officer.

The design is complete through RIBA Stage 4 and Planning Consent is in place.
To comply with Conditions applicable to Consented Planning Application 0/50755.
To comply with conditions arising from discussions with neighbouring properties to provide access through or over their property.
The contractor is required to take the project through RIBA Stages 5 & 6, providing temporary works and providing as built information.
