Ucheldre Phase 2: Stage 5 Two Stage Main Construction Contract

Description of the goods or services required

Ucheldre has completed RIBA Stage 4.1 for a newbuild extension and refurbishment to the existing Listed Building which is used as an arts centre. Ucheldre needs to keep functioning during the construction period and there is a tight deadline to complete the whole project by March 2025, hence the splitting of the construction into 2 Phases. Phase 1 is to get ahead with the Repairs and Renewal of the existing building to be followed by Phases 2a (Enabling), 2b (Main Works), and 2c (Reunification), which will involve the Newbuild facilities and refurbishment. This is the Tender Invitation for the Phase 2 works to RIBA Stage 5 Main Construction Works.

We will give access to a Dropbox (https://www.dropbox.com/sh/q3by3ksihlhlbe6/AACGPjmAZS-vIlZUWyI09OzJa?dl=0) which will contain all the proposed drawings for Procurement Stage 2 which, following verification by the successful Contractor, may form the basis of the Procurement Stage 3 Construction Contract. However, for the purposes of this part of the Tender, the documents uploaded to Sell2Wales are sufficient. The Presentation document is provided to give an overview of the whole project without needing to trawl through all the drawings in the Architectural, MEP, Landscape, and Structure and Civils folders in the Dropbox.

To keep estimators’ work to the minimum, the Invitation to Tender will show that for this first stage we are basically asking for pricing on Prelims, Overheads, and Profits. The successful Contractor will enter into a PCSA and, subject to both parties being satisfied, will lead to the second part of Stage 2 and into the Main Contract which is proposed to be a JCT Intermediate for Construction Works.
