Short description of the contract or purchase(s)
Lewes District Council has identified development and regeneration opportunities for up to 48 sites within their ownership across East Sussex. The Council is seeking interest from potential partners to assist in the delivery. The sites are located across the district and vary in size, value and complexity of delivery. Each site will require a bespoke approach to realise value and minimise risk. The Council is looking for a partners who is willing and able to utilise their skills and resources to procure the development or potential disposal of all the sites.
The portfolio consists of up to 48 sites comprising an area of circa 23 hectares, and with the potential to generate a Gross Development Value in the order of GBP 53 000 000.
The potential partners will be required to provide planning promotion and marketing and sales advice. They may also be required to provide development / development procurement and management.
The Council are keen to achieve the following key objectives:
— Community benefit.
— Regeneration.
— Risk mitigation.
— Financial return.
The Council is seeking to work in partnership with a creative and innovative partner. The ability to deliver high quality development solutions which meet the aspirations of the local community and a mechanism which ensure that all sites are either built out or disposed will be critical.
The Council is looking to work with a partners to deliver or dispose of these sites over the next 10 years with an option to extend for a further 5 years. A number of sites have already been identified for early delivery.
The project will be undertaken in accordance with the Council's recently adopted Property Strategy and Regeneration Strategy. Furthermore in the corporate vision.
The Council is looking to work with a partner(s) who will assist it in delivering its vision, at the heart of which is a promise to:
— make an unswerving commitment to customer service.
— connect with our workforce and partners to inspire exceptional contribution.
— save money and put money back into our residents and business pockets where we can.
The Council and its partner(s) will achieve this by becoming more responsive to our customers and finding creative solutions to improve services. We will promote prosperity and enterprise in both town and country, improving skills and providing a wide choice of local work. As an organisation we aim to unlock the initiative, imagination and passion of employees and partners at all levels, challenge the status quo and go the extra mile to ensure that Lewes District remains a unique place.
For the avoidance of doubt, the selection of any partner(s) to work with the Council on this particular project shall in no way constrain the Council in its choice of partner to work on other property, development and/or regeneration projects.
