Abstract

A twenty one class base primary school with 2 multi-purpose halls, a nurture suite, separate dining hall and chair store, and school meals kitchen and stores. There is a further requirement for associated site works, playground facility, 3G pitch and car-parking. Extensive existing accommodation across two separate sites bordering either side of Churchill Street must be demolished.

The current schedule of accommodation for primary schools can be viewed at the following link:

https://www.education-ni.gov.uk/sites/default/files/publications/de/section-3b-schedules-of-accommodation.pdf

The works will be carried out in two main phases:

— Phase 1 will involve the demolition of the existing Edmund Rice (Senior) Primary School, followed by the construction of a new 21 class base primary school and attendant site works.

— Phase 2 will involve the demolition of the existing Star of the Sea (Junior) Primary School, followed by the construction of car-parking, 3G pitch and grass play facilities.

Economic Operators are to note that the client intends to engage a third party, outwith the scope of this contract, to provide mobile accommodation facilities on the Star of the Sea site. These will be completed in advance of the successful Contractor commencing Phase One works, in order to facilitate decant of pupils currently occupying the Edmund Rice (Senior) Primary School.

Following completion of Phase 1 works and prior to the successful Contractor commencing Phase 2 works, pupils will decant to the new school building and the mobile accommodation provider will off-hire all mobile accommodation units. The successful Contractor will only then be granted vacant possession of the site to commence Phase 2 works.

Mechanical and electrical sub-contract works will be required.

The construction period is anticipated to be in the region of 100 weeks.
