Short description of the contract or purchase(s)
The project is to be designed by the Client's appointed design team. The form of contract will be a JCT Standard Building Contract with Quantities (2011) with amendments.
The project comprises of the construction of a new sports centre building which will comprise of:
— New 8 court sports hall which will be constructed in line with Sport England design guidance,
— A 100 station fitness suite,
— 25m x 13m swimming pool and health suite with sauna and steam rooms,
— Male and female changing facilities,
— Cafe and lounge area,
— Reception area,
— Administration and Stores.
The project is to be designed by the client's appointed design team. A separate enabling works project will take place in advance of the commencement of the shell works contract. The enabling works will comprise of foundations and substructure works.
The successful contractor for the shell works will undertake the construction of the shell elements of the building (External walls, masonry, structural frame, wall systems and cladding systems, window and curtain walling systems, roof systems, upper floors and stairs construction, screeds, some first fix mechanical and electrical installation works which would benefit from being integrated into the shell of the building, swimming pool structure (works to be carried out by a named specialist)). Some shell works packages will be subject to contractor design which will be advised at the tender stage.
The university will be separately procuring the fit out works that will comprise the internal fit-out of the building (construction of internal partitioning, floor, wall and ceiling finishes and decorations, joinery, mechanical and electrical installations, lift installation, swimming pool installation/ finishes ( works to be carried out by a named specialist)) and external work (hard and soft landscaping, drainage and incoming services); these works will not form part of the shell works contract.
The university will also be separately procuring equipment for the Fitness Suite and through the building.
The University may separately procure some furniture and fittings which will be installed during the works. The University require access for artists and tradesmen to various areas of the building. This will be described in detail in the tender information.

Additional Information
The University may enter into any contract awarded through a subsidiary company.
The University reserves without notice the right to change the procedure for awarding the contract, to reject all or any bids for the contract, to terminate the process and not to award a contract at any time without liability on its part. No contract will be created between the University and any party until a contract is executed between the University and the winning bidder.
Tenders and all supporting documentation for the contract must be in English and must be priced in sterling, expressing an interest in, negotiating or tendering for this contract opportunity.
Any agreement entered into will be governed by English law and will be subject to the exclusive jurisdiction of the English Courts.
