Abstract

The Atrium building in Cardiff has experienced water ingress at several areas on its façade adjoining Adam Street in Cardiff. Historically, the main areas of ingress have been above the ground floor window, which have recently been repaired, but the problem remains above the fourth floor window on the front façade and small section on the adjoining façade. Photographic evidence of the first floor repairs are included as part of the tender pack where the University has managed to investigate and repair successfully. There is evidence of the worst affected areas of water ingress above the windows in the classrooms on the fourth floor, but it would be prudent to make the necessary repairs to the whole façade to stop the problem reoccurring. The successful contractor will be required to erect a full scaffold to the required height that complies with all current standards. The contractor will be required to remove any signage or lettering and the existing Brise Soleil and set aside. The cladding will need to be removed to expose the window head where a thorough investigation can take place. The remedial work will need to be carried out either as per the proposed drawing or in accordance with Contract Administrator/ Project Designers requirements. All cladding and associated signage needs to be re-fixed and the scaffold removed under controlled conditions all to the satisfaction of the Contract Administrator.
