The appointed agent will be required to:
(a) undertake all marketing necessary to secure the sale of 31 identified apartments;
(b) the preparation of suitable marketing material aimed at appropriate marketing channels;
(c) conduct viewings as necessary;
(d) procure market valuations of the identified apartments to inform the appropriate pricing;
(e) carry out assessments of prospective buyers against the agreed qualifying criteria;
(f) carry out income assessments of qualifying prospective buyers to establish their level of affordability;
(g) procure the provision of mortgage advice and facilitate the securing of a suitable mortgage offer from an established mortgage provider;
(h) take responsibility to liaise with Council’s appointed Conveyancing Solicitor and provide all necessary documentation through to completion of the sale;
(i) to provide the Council monthly progress reports detailing the responses received.

II.2.4) Description of the procurement
Provision of marketing agent services for 31 new flats on a shared ownership basis at the Bridgefield House development. The apartment block is built over eight floors with 31 apartments from the fifth to the seventh floor being offered for shared ownership. The appointed agent will be required to:
(a) undertake all marketing necessary to secure the sale of the 31 identified apartments;
(b) the preparation of suitable marketing material aimed at appropriate marketing channels;
(c) conduct viewings as necessary. We are anticipating the developer will make show flats available prior to the completion of the entire scheme;
(d) procure market valuations of the identified apartments to inform the appropriate pricing, valuations shall be valid for at least 3-months;
(e) carry out assessments of prospective buyers against the agreed qualifying criteria;
(f) carry out income assessments of qualifying prospective buyers to establish their level of affordability, and to endeavour to structure an affordable package within their levels of affordability;
(g) procure the provision of mortgage advice and facilitate the securing of a suitable mortgage offer from an established mortgage provider;
(h) take responsibility to liaise with Council’s appointed conveyancing solicitor and provide all necessary documentation through to completion of the sale;
(i) maintain client and customer confidentiality at all times and uphold the Council’s reputation;
(j) to provide the Council monthly progress reports detailing the responses received, with summary of sales and the response to affordability and analysis of the market response;
(k) complete the sale of all 31 apartments.
