• Area of Interest (Red Line Area) is Welsh Government freehold land managed by NRW (Land Registry Titles CM271806 and CM272381).
• Proposals for the Area of Interest should be based on a long-term lease (exact term tbc). Any business lease will be contracted out of the security of tenure provisions contained in Part II of the Landlord and Tenant Act 1954.
• NRW would relocate existing storage facilities.
• Proposals must address any liabilities arising from existing buildings on the site.
• There are existing water supply, sewage, drainage and access rights on the site that will need to be preserved.
• Dyfi Forest, which borders the site, is managed in line with the existing Forest Resource Plan.
• Site is located within the County of Powys.
