Abstract

Awen Cultural Trust seeks to appoint an architect-led multidisciplinary design team to develop, cost, coordinate and secure the necessary consents for the redevelopment of Carnegie House, Bridgend, creating a fit-for-purpose community cultural venue and modern office headquarters. Awen wish to appoint a lead designer / architect to act as Principal Designer (CDM 2015) and coordinate a team capable of fulfilling the roles below in response to the scale and objectives of the brief. Core disciplines and specialisms • Conservation Architect / Architect (lead) – listed building strategy, planning & LBC submissions, coordination, Principal Designer. Align proposals with HIA principles; prepare LBC materials evidencing significance, impact and justification. • Interior Designer – concept and estimates for Main Hall, refreshment/bar servery, welcome/reception, first floor workspace, wayfinding (incl. banners/flagpoles), circulation, furniture, finishes, FF&E, joinery, lighting and acoustics treatments. • Structural Engineer – column removal scheme review, stage structure, any alterations to former external rear wall pier, openings for means of escape; liaison on reversibility/minimal intervention. • Building Services (MEP) Engineer – heating/ventilation improvements (thermal comfort), small power, data, house/feature lighting, emergency lighting, fire alarm, accessibility systems; advice on low energy solutions aligned to heritage constraints. • Acoustics Consultant – advise and address Main Hall acoustic issues cited by users; design for speech/music/film modes and noise breakout control between floors and spaces. • Fire Engineer / Building Control liaison – review and demonstrate compliant means of escape options (60/110/220 persons) tied to sanitary provision strategy and access rights; support with Full Plans submission. • Cost Consultant / QS – review current outline and provide updated cost planning, value engineering, risk allowances and procurement options against emerging schemes. • Principal Designer (CDM) – pre construction information, design risk management, and H&S file. Optional (as required) • Rights of Way/Party Wall/Property legal support (re: rear/side alleyway access).

Description of the goods or services required

Awen Cultural Trust seeks to appoint an architect-led multidisciplinary design team to develop, cost, coordinate and secure the necessary consents for the redevelopment of Carnegie House, Bridgend, creating a fit-for-purpose community cultural venue and modern office headquarters.
