Abstract
Tanio Cymru Chapel is a traditional masonry building requiring sympathetic fabric repairs to address defective external render, affected internal wall finishes, localised deterioration of the wall fabric and the ongoing risk of moisture penetration. The project is intended to stabilise and improve the chapel envelope while retaining the character and breathability of the original construction.
Site inspections have identified that the existing external render is badly cracked, crazed and of considerable age, with defects likely to be contributing to trapped moisture, weathering of the underlying masonry and damage to internal plaster finishes. The works therefore include the careful removal of defective render, inspection and preparation of the exposed masonry, localised masonry repairs, lime-based repointing, breathable external finishes, internal repair works and improvements to rainwater disposal and surface-water management around the building.
The purpose of this tender is to appoint a suitably experienced contractor capable of carrying out the works in a careful and informed manner, using materials and methods appropriate to a traditional chapel building. Tenderers are expected to allow for safe access and protection, responsible removal and disposal of defective materials, assessment of underlying conditions once exposed, coordination of external and internal repairs, and proposals for breathable finishes and insulation measures that do not trap moisture within the wall construction.
The completed project should provide a durable repair that reduces the risk of further water ingress, improves the performance of the wall fabric, supports appropriate thermal-efficiency improvements and leaves the chapel ready for inspection and continued use.
