Abstract

Theatr Mwldan is seeking to procure the services of a qualified and experienced contractor to undertake roofing refurbishment works. You are invited to submit a tender for the repair/replacement of eight flat roofs with a total size of 525.5m2. To build up a warm roof mechanically fixed system with bespoke tapered insulation to ensure no pooling or standing water, including new outlets to all internal gutters, all parapet walls to be encapsulated and waterproofed. Must meet all current Building regs. Part B & Fire and Safety. British Standards & Drainage: Design must follow standards such as BS 6229 (flat roofs with continuously supported flexible waterproof coverings), ensuring correct falls (recommended 1:40 design fall to achieve a minimum 1:80 post-settlement) to prevent standing water under Approved Document H. Building Safety Act & CDM 2015: Compliance with duty holder accountability, the "golden thread" of traceable product data (e.g., BBA-approved membranes), and a robust Construction Phase Plan. Thermal Efficiency: Because the replacement exceeds 25% of the surface area, insulation must be upgraded via tapered PIR boards to achieve a maximum U-value of 0.18 W/m²K under Building Regulations Part L.

3 Conditions for Participation

3.1

Minimum standards and qualification required

Must meet all current Building regs. Part B & Fire and Safety.

British Standards & Drainage: Design must follow standards such as BS 6229 (flat roofs with continuously supported flexible waterproof coverings), ensuring correct falls (recommended 1:40 design fall to achieve a minimum 1:80 post-settlement) to prevent standing water under Approved Document H.

Building Safety Act & CDM 2015: Compliance with duty holder accountability, the "golden thread" of traceable product data (e.g., BBA-approved membranes), and a robust Construction Phase Plan.

Evidence of specific installer certifications and appropriate trade body memberships - NFRC, LRWA, BFRA, CORC

Insurance: Evidence of adequate insurance, or self certification that required insurance will be in place if awarded the contract. Public Liability £10 Million (no working at height or Hot works exclusion), Employers Liability £10 million, Professional Indemnity Insurance £2-5 million (Professional Indemnity insurance should ideally be maintained by the supplier for 6 to 12 years post-completion to cover latent design defects that lead to long-term water damage), Product Liability Insurance, Contractor' All Risks (CAR) Full reinstatement value of the works.

Warranty: 20 Plus year single point insurance backed warranty covering design, workmanship and product performance.

Handover Requirements: Payment clauses must depend on a 100% pass mark using independent roofing consultant, 5% payment held until the expiration of a 12-month defects liability period
