Rhondda Cynon Taf County Borough Council (“RCT”) are seeking to award a contract for the Development of Coed-Ely in Joint Venture with Welsh Government (“The Project”). The Works will be procured on a single-stage basis, under a JCT Design & Build Form of Contract with JCT D&B Contract Amendments and Novation of the existing design team.

The scheme design is currently concluded at RIBA Stage 3 for the purposes of the Tender.

The Project comprises of the following:

• Construction of new B1, B2 and B8 Industrial Unit and;

• Associated external works within the site boundary.

The site for the proposed project is Coed-Ely. The site is located adjacent to the A4119, in Coed-Ely. The site has been mostly cleared of vegetation.

This tender is the single stage process. The Objective of the process is to fix the Contract Sum and Programme.

If RCT and the contractor cannot agree a contract sum at the end of the process, following clarifications, if issued, then RCT reserve the right to end negotiations.

For the avoidance of doubt buildings are to be completed to category A fit out.

The Client has a strict budget for the scheme Constructions costs of £3.26 million

This procurement is a two stage process akin to the restricted process. Interested bidders must complete a Pre qualification questionnaire in order to be considered.

The Council will invite a minimum of 4 and maximum of 6 bidders to tender.

Bidders should be aware that the Council will only award to 1 contractor subject to sufficient quality bids being received.
