Abstract

The Halls of Residence at Glamorgan Court were built in the late 1980’s. Due to the lack of investment over the years, they have become very dated. The accommodation blocks are in need of modernising in order for the University to attract students, and to provide a quality living experience comparable to that in the private sector. The focus of this project is to improve the interior of several buildings at Glamorgan Court with the intention that the remainder of the buildings will be completed in the coming years.

Q & A's - Additional Information
Q.1 Clarity on the need for a full 2D survey requirement or to work from current CAD drawings
A.1 CAD drawings will be issued to the successful bidder. It highly unlikely that a full survey is required, but a spot check on measurements provided.

Q.2 Is the planned 'design' timescale to go to tender stage? ie are you assuming tenders out 27 March?
A.2 The planned date to release the tender pack to contractors is 3rd April 2020.

Q.3 DDA - is there a requirement for disabled access / 1 bedroom unit per cluster to be workable with larger bathrooms etc?
A.3 There is no requirement for disabled access in blocks S.T and V. There are adapted rooms provided in other blocks in Glamorgan Court

Q.4 Furniture specification is shown to be within tender works ? Storage / desks etc are fundamental to layout planning and so do we assume full furnished scheme to be designed in. It's almost impossible to consider electrical power, lighting and heating zones without space planning first)
A.4 Please allow for a fully furnished scheme in the first instance before further detail is provided.

Q.5 External works / infrastructure - Need for stepped approach / ramped access to be considered as DDA or USW strategy?
A.5 Glamorgan Court currently provides level access to the main entrance of its blocks. Other blocks in Glamorgan Court provide full adapted facilities

Q.6 Are you assuming any wall fabric upgrades to meet current building regs standards - it's not a requirement ? A.6 We would expect the successful bidder to have discussions during the design phase with the local building control office to determine if the fabric upgrades are required.

Q.7 Do the room, bathroom and kitchen/dining area need to be acceptable to current space (HMO) standards ?
A.7 Yes

Q.8 Design period / review / aspirations / involvement - who signs off design concepts / when
A.8 All designs signed off by the client (N. Fletcher) and we propose fortnightly design meetings during the design period. USW will comment on any designs within 48 hours of receiving them.

Q.9 If you (USW) are administering the contract, we assume this will cover issue of CIs, site meeting minutes etc
A.9 Yes
