Consultants - St Georges Court Mechanical and Electrical Surveys

Description of the goods or services required

Tai Calon Community Housing seeks to appoint an experienced and competent Consultant under a RICS Standard Form of Consultants Appointment, to undertake visual surveys of the M&E installations on site.

The Consultant is to be a single entity

The surveys of M&E services in the communal areas are generally required to:

• Identify the condition of existing installations and provide repair recommendations (including electrical supplies);

• Assess existing lighting of the site and communal areas and provide recommendations for improvements to reduce anti-social behavior and to improve accessibility.

• Assess suitability of providing Integrated Receiving System (IRS) to eliminate aerials and dishes from the blocks.

• Assess leaseholder systems as old systems may not adapt to works refurbishment works that are proposed by TCCH. For example, boiler flues may not be capable of being extended to suit new wall finishes.

The Key duties for this requirement include but are not limited to;

• A full review of the existing building services survey and maintenance records relating to M&E installations on site.

• Undertake visual surveys to:

• Establish location, type, adequacy for existing use and condition of M&E installations throughout the site.

• Identify instances of leaseholder installations that may not be suitable for alteration to accommodate the refurbishment / improvement of the external building fabric.

• A full visual survey of all of the buildings and structures on the site is required. A sample of flats (including leaseholders) in each block will be surveyed internally to identify any significant risks with M&E installations.

• Condition ratings, repair works & costs are to be prioritized over a 30 year period.

• Provision of a single report.

• The consultant will be required to attend a pre-start meeting to agree the scope of works and methodology for the surveys prior to starting on site
