Bookstack 1 North is the height of a six storey building. However, only the ground floor and the top floor are present as “true” structures with the four intervening floors being effectively platform construction supported by the full (5 storey height) shelving.
Unfortunately, whilst the arrangement is interesting it has issues of health and safety; fire protection and asbestos. The asbestos will be removed prior to the main contract. The main contract will include, upgrade of the fire barriers; a water mist fire suppression system; electrical installations including fire detection; installation of new floor panels and finishes and other associated works.
The existing shelving will be retained. This is recognised to be of historic interest.
Whilst Bookstack 1 North will be the dedicated contractor site the remainder of the Library’s estate will remain in operation
Programme: Intended start on Site February 2018: completion May 2018
The winning bidder will need to demonstrate that they have the capability and standing to undertake this important project. Amongst other attributes they will need to demonstrate;
- sufficient, available and appropriate resources that can can complete to the programme;
- experience of working in a “live” all be it attached building;
- experience of working in a heritage environment, especially in a Grade 2* or higher listed building;
- a management structure capable of appointing and delivering projects with significant specialist content.
