Tai Tarian are seeking to appoint one contractor to undertake the development works at Llys Wern, Caewern, Neath. This development by Tai Tarian consists of the design and construction of 8no. New Build Semi-Detached Houses.

The site is currently a vacant plot of land situated behind Llys Wern and accessed off Heol llwyn Celyn, Caewern Neath.

The contractor will be responsible for the design and construction of 8 no. units. Comprising of 8 x 4P2B (four person Two bed) Semi-detached 2 storey dwellings incorporating all mechanical and electrical installations, drainage and all hard and soft landscaping, service connections and adoption agreements to provide a fully functional The scheme will include for the diversion of a drainage culvert and footpath.

Tai Tarian will be undertaking the Project Management, Contract Administration and Cost Control (Employer’s Agent role) in-house. Planning Drawings were completed by EOS Architects and Engineering Consultancy completed by CB3 Consult.

The contract will be undertaken using the JCT Design and Build Contract 2016.

Under the terms of this contract the successful supplier(s) will be required to deliver Community Benefits in support of the authority’s economic and social objectives. Accordingly, contract performance conditions may relate in particular to social and environmental considerations. The Community Benefits included in this contract are:

Tai Tarian is committed to contributing to the social, economic and environmental well-being of the wider community. Consequently Community Benefits clauses will be considered as part of the proposed procurement as Core to address socio-economic and/or environmental issues.

The ‘Core’ approach means that Community Benefits are being ‘bought’ as part of the subject matter of the contract i.e. will be evaluated as part of the tender process.

This means, as part of their tender response, potential contractors will be asked how they will deliver ‘community benefits’ through the contract
