Renovation Works to 1-2 Beaumaris House and 7-21 Paddock Rise

Description of the goods or services required

Bron Afon is seeking a suitably skilled, experienced and qualified organisation to deliver renovation works including roofing, replacement windows and external building fabric repairs to two (2) blocks of flats (1-12 Beaumaris House and 7-21 Paddock Rise.

1-12 Beaumaris House and 7-21 Paddock Rise were constructed in the late 1950’s and early 1960’s.

There has been no major improvement works previously undertaken to these blocks, although both blocks have had new security entrance doors and access control systems fitted recently. The existing roofs are now starting to fail and in some instances this has resulted in water penetration into some of the properties and communal areas, particularly on the top floors of the buildings.

Some of the windows in Beaumaris House are generally failing and in a poor condition with seals missing, condensation forming between the panes of double glazed units and general damage to the frames.

Rendering and brickwork to certain areas of the blocks are in need of general repair work and is deemed necessary to prevent damp and the water ingress into the building.

Total quantity or scope of tender

Two (2) blocks of flats (1-12 Beaumaris House and 7-21 Paddock Rise)located within the Torfaen County Borough.

3 Conditions for Participation

3.1

Minimum standards and qualification required

Tendering Organisations are required to have had a turnover of £200,000 or greater in the last two (2) most recently completed financial years.

Tendering Organisations are required to have a valid (up-to-date) Safety Schemes in Procurement (SSIP) accreditation.

Tendering Organisations are required to have the ability to carry out the replacement of windows, doors, roof windows or rooflights in existing dwellings and buildings other than dwellings.

Tendering Organisations are required to have relevant operatives (employed by the Contractor and or their sub-contractors) Gas Safe Registered or equivalent for the following competencies:

CCN1 – Core Gas safety

CEN1 – Central Heating Boilers

CENWAT – Domestic central heating and instantaneous water heaters

CKR1 – Domestic cookers

HTR1 – Domestic Space heaters

MET1 – Domestic meters

MET2 – Domestic Meters

Tendering Organisations are required to have a roofing system accreditation for the installation of Alumasc Euroroof Cold Applied System or equivalent

Tendering Organisations are required to have relevant operatives (employed directly or via a sub-contractor that hold up-to-date Non-Licensable Asbestos work training accredited by one of the following bodies UKATA, IATP, BOHS, ASHEeLA or equivalent.
